EGR Bungalow "Before" Tour

Who is ready to see the "Before" Tour of the EGR Bungalow? This home has serious potential, it just needs a little bit of love and reinvention!

EXTERIOR

The roof is hidden underneath a blanket of snow in these photos. We will be installing a new roof (most likely black) and giving the exterior a fresh coat of paint (color TBD!). We will be rebuilding the window box and power washing the front steps. The gorgeous original oak front door will remain! I can't wait to shop for a cute new exterior sconce and coordinating mailbox to make this exterior pop.

ENTRY

While most of the original hardwood floors with be staying, we will be installing a fun tile in the entry way. The hardwood in this space has some light damage, and tile really works better in an entry due to all of the snow and water tracked in during the winter! I also LOVE to add a fun tile mosaic in a small, unexpected space! It's also more true to the   era to showcase an entry with tile!

LIVING ROOM

Gorgeous oak is hiding underneath that carpet (YAY!!). The living room will get a fresh coat of paint and a fireplace makeover. Our carpenter will be building a mantle, and we'll be installing a tile surround (possibly marble or soapstone!) and replacing the hearth as well.

DINING

Ample windows and stunning floors make the dining room gorgeous as is! We have plans to build a buffet of sorts around the radiator, storage on either side. A brass chandelier will elevate the room, and new windows will make it feel fresh and allow beautiful natural light into the room! The wall with the door will be opened to the kitchen. There will be a peninsula in place of that wall, with a quartz overhang for stools.

KITCHEN

Onto the kitchen! It took some brainstorming to figure out the layout. As I mentioned above, the wall with the upper cabinets (which divides the kitchen and dining) will be opened. A peninsula will be left in its place, which will act as a natural divider, but also make the space feel larger and more open. Too, natural light will fill the space from both directions. The sink and range will stay in the same place. We will install upper cabinets along that wall, with shelves above the sink cabinet and a wrapped hood above the range. We will build a narrow floor to ceiling pantry cabinet next to the fridge. A counter depth fridge, versus this bulky one, will fit much better.

BACK ENTRY

Underneath that cabinet is actually where the fridge was, before we moved it. This is the entrance from the side of house. Moving the fridge around the corner will enable us to designate this spot as an entry way, complete with coat hooks.  The cabinet will also be removed.

MAIN FLOOR BATHROOM

Next, we have the main floor bathroom, which is in really great condition! The previous owners recently installed a new pedestal sink and toilet. The shower tile is in excellent shape, and even has some pretty crown molding at the top. A marble mosaic will go on the floor while the rest of the room gets a fresh coat of paint, new light fixtures, hooks, and shower fixtures as well.

BEDROOM #1

The bedrooms are both outfitted with beautiful oak flooring and an abundance of windows! These room will get paint and new windows!

BEDROOM #2

We are going to spruce up the pretty door and shelving in the "pink room" as well as doing some dry wall repair throughout!

OFFICE/LOFT

Next, we have the stairs (which we will either carpet or paint!), and the loft/office, which is the perfect "work from home" space!  We will also have a lot of drywall work up here!

PRIMARY BEDROOM

I ADORE the windows in the bedroom! Of course, this room will get paint, lighting, AND a massive closet makeover, complete with the attached bathroom of my dreams.

BEDROOM #4...WHICH WILL BECOME THE EN-SUITE!

The fourth bedroom (right now) is rather awkward with two small closets and a small attached bath. Basically, we will be closing the doorway from the loft/office into this bedroom. We will install a new door in the primary bedroom that leads into this room, which will become a dreamy, spacious closet and well-appointed bathroom!

LAUNDRY

Don't let this space scare you! It may be an old dark basement now, but just you wait! We have plans to finish this a part of the basement to add some square footage to the home and provide a comfortable space for laundry. The basement has a decently high ceiling considering the age of the home, and there is some great natural light coming through the windows!

There you have it! Believe me, there is immense charm within this house...begging to get out! Stay tuned as we will be sharing the entire design plan SOON!
